1.    Begin your search by making an appointment with one of our agents.
·        To save time and energy discuss your financial, credit and pet situations with your agent.
 
 
2.    Apply for the apartment of your choice
·        Fill out an application
·        Pay the application Fee
 
 
3.    Knowing what most landlords will require…
 
·        Tenant should earn (annually) 40 times the monthly rent
·        Guarantors should earn (annually) 80 times the monthly rent.
·        Good credit score
 
 
4.    Submit Documents  
·        Collect documents and email or fax them ASAP. Taking long can cause to you to miss out on the apartment.
 
            WORKING PEOPLE:
 
DRIVER LICENSE or PASSPORT
3 MOST RECENT PAY STUBS
LAST YEAR’S W2 or FIRST TWO PAGES OF TAX RETURNS
LETTER OF EMPLOYMENT (SHOULD INCLUDE: HOW LONG, POSITION AND SALARY)
RECENT BANK STATEMENT
COPY OF PRESENT LEASE
LAST 3 CANCELLED RENT CHECKS or RENT RECEIPTS
LETTER OF REFERENCE FROM PRESENT LANDLORD
 
 
STUDENTS:
 
DRIVER LICENSE or PASSPORT
SCHOOL SCHEDULE
RECENT BANK STATEMENT
COPY OF PRESENT LEASE
LAST 3 CANCELLED RENT CHECKS or RENT RECEIPTS
LETTER OF REFERENCE FROM PRESENT LANDLORD
 
 
 
Considering a guarantor:
 
A guarantor is considered a “co-signer”; this person will be responsible for all terms. If the apt is for a share this person will guarantee the entire rent and lease (not just your share).
 
 
Your Guarantor will need to provide the following documents:
 
ORIGINAL NOTARIZED GUARANTOR FORM 
LAST YEAR’S W2 or FIRST TWO PAGES OF TAX RETURNS
BANK STATMENT
 
5.    The broker will forward the application to the landlord and will await a decision. An answer usually takes days.
 
 
 
6.    Lease Signing
 
·        Once approved a time will be organized for lease signing. Balance of all monies will then to be paid.
 

Keys will be given on the lease start date.
